    • Drying space or a utility room for wet and muddy PPE
    • Washing machine capacity matched to headcount (one drum per 4–5 people)
    • Heating type and running cost — check whether bills are inclusive
    • Broadband speed adequate for evening use by the whole team
    • Distance and realistic drive time to site at shift-start hours, not off-peak

    Contract and commercial checks

    • Exclusive use written into the agreement — no shared rooms, no third parties
    • Break clause aligned to programme float, not the landlord's default term
    • Change-of-occupant policy for rotational crews and personnel swaps

    Standards and compliance

    Every Trade Rentals property is let to one team. Shared-occupancy houses in multiple occupation are outside our model and carry licensing exposure for the hiring contractor.

    Gas, electrical and fire safety records

    Current gas safety certificate, EICR and smoke/heat detection to Scottish standards are held for every property and available to your HSE team on request.

    Repairing standard

    Scottish private rented properties must meet the statutory repairing standard; we evidence compliance before a team moves in.

    CDM-adjacent welfare expectations
